WHERE WE ENTER THE FILE

The service follows the decision.

Landowners and developers do not begin with an application acronym. They begin with a property, a transaction, an objective, a municipal problem, or a file that has stopped moving. We organize the work around that decision.

01

Before acquisition or commitment

Can the land carry the objective—and at what planning risk?

1.1 Development feasibility & due diligence

A zoning, policy, servicing, access, and context read of a site’s actual potential, likely approval route, and material constraints before capital is committed.

1.2 Planning consultation

Direct advice on development potential, planning risk, municipal expectations, application sequencing, and the practical consequences of alternative concepts.

1.3 Certificate of Occupancy (Zoning)

Confirmation that a proposed use complies with the applicable zoning by-law, often required for licensing, leasing, financing, or a property transaction.

02

Before the application is submitted

What evidence and consultant work must the planning case contain?

2.1 Approval strategy & pre-consultation

Define the applications, study requirements, municipal sequence, consultant responsibilities, and decision path before the submission schedule is set.

2.2 Planning Justification Report

The policy and planning rationale that explains why the proposal represents appropriate development in its provincial, municipal, and site context.

2.3 Urban Design Brief

A disciplined account of how site organization, built form, transition, access, landscape, and public-realm choices respond to the surrounding context.

2.4 Feasibility, housing & supporting studies

Targeted supporting analysis where the application or municipality requires it, coordinated with the broader planning argument rather than treated as a detached appendix.

03

Through municipal review and decision

Which Planning Act instruments must change or confirm the permission?

3.1 Zoning By-law Amendment

Site-specific changes to permitted use, height, density, setbacks, parking, or other standards, carried through technical review, public process, committee, and council.

3.2 Official Plan Amendment

A change to the governing land-use policy where the municipality’s current framework does not contemplate the proposed development.

3.3 Site Plan Approval

Detailed coordination of building placement, access, parking, servicing, landscape, lighting, and urban design through municipal comments and agreement.

3.4 Minor Variance — Committee of Adjustment

Focused relief from zoning standards where the proposal can be justified against the four statutory tests.

3.5 Consents, severances & easements

Lot creation, lot additions, easements, and related conditions carried from application through clearance and registration.

3.6 Draft Plans of Condominium

Standard and common-element condominium structures coordinated with the approved development and required municipal conditions.

04

Through conditions and delivery

A favourable decision still needs to become usable permission.

4.1 Development project management

Architects, engineers, designers, specialists, submission dates, municipal responses, and client decisions coordinated under one file strategy.

4.2 Comment-response management

Municipal and agency comments organized by issue, responsibility, dependency, and decision so revisions answer the actual concern without fragmenting the proposal.

4.3 Planning agreements & condition clearance

Easements, servicing obligations, site-plan agreements, and approval conditions coordinated toward execution, registration, and clearance.

4.4 Drafting, architecture & engineering network

Trusted technical professionals assembled where needed, with G-Force coordinating the planning logic across the consultant team.

05

When the file is contested

The planning case must remain coherent when the forum changes.

5.1 Ontario Land Tribunal matters

Planning evidence, file strategy, hearing preparation, and representation support where an application, decision, or condition is appealed or disputed.

NOT SURE WHERE TO BEGIN?

Begin with the property and the objective.

We will identify the likely planning route before prescribing a scope.
